How I Work with Sellers:
There are 3 parts to the Selling process whether it’s an investment property or a business. The first task is to put together a marketing package which sheds the property in its most favourable light, then expose the property to the greatest number of potential buyers. Next comes negotiating the best price, conditions and terms of the contract. Finally, there’s working through the condition period, meeting the many challenges that arise that could cancel the sale.
Thomas Smith brings 30-years of experience, first hand know how, and a wealth of creativity to every aspect of the real estate process. Over the course of 100s of transactions I have learned that few sales ever go smoothly, and the key to “getting transactions closed” lies in the experience and skill of smoothing the many glitches that often arise.
The key to marketing a property is presentation. My sales packages include a slideshow I've developed in a PDF format called a “PDF Real Estate Tour” which typically includes 50 or so photographs. Each photo has a caption as well. This way a prospective buyer gets what amounts to a complete tour of the property. In most cases, prospective purchasers cannot hop in their car to view every property remotely interesting them. Showings are often disruptive for Sellers as well. By giving potential buyers as much visual and descriptive information as I possible can, Buyers are then able to zero in on just those properties they wish to pursue with a more serious intent. |
